Rental Process



Use of this website by timeshare owners requires accepting the rental process as outlined above and on this page as well as the full terms and conditions for renting timeshare weeks.

Procedures to Obtain a Booking

  • Renters submit a request with travel dates, resort, type of room, and number of guests from my web site.
  • I check availability with the Mayan Palace office and then let renter know it's available, suggest a rate based on season, resort, and going market rates, and solicit an offer.
  • Renter indicates his acceptance of the offer by making a fully refundable deposit to my PayPal account (this is usually in the amount of my expected fee).
  • I then contact an owner with the offer. The offer will be within rates and parameters previously discussed and acceptable to the owner.
  • Owner contacts the Mayan Palace and makes a reservation with the renter's name as guest.
  • The above four steps should be completed as quickly as possible, ideally within 24 hours during the week and 48 hours on the weekend, in order to successfully initiate a transaction with a renter. Any longer timeframes usually result in the renter finding a unit elsewhere.
  • If reservation cannot be made or I cannot find an owner willing to accept the offer I refund the renter's deposit in full.
  • Both the renter and the owner will be made aware of my relationship in the transaction and once a deposit is made I will put the renter in contact with the owner to complete the transaction and work out remaining details.
  • If a confirmed reservation is made the renter makes a second deposit or pays the balance to the owner's PayPal account and receives an electronic copy of the confirmed reservation.
  • The renter has 14 days to complete travel plans and pay the balance due via PayPal.
  • The renter may cancel the reservation up to 45 days prior to check-in. A refund of all monies paid thus far is issued minus a $50 - $100 processing fee to cover PayPal and other misc charges. The Mayan Palace cancellation policy for owners is 30 days prior to check-in or if reservation is made less than 30 days prior to check-in then 48 hours from making the reservation. No fees are imposed to the owners within these guidelines.
  • Special circumstances in which the cancellation policy is altered include; § Reservations made within 45 days of check-in, cancellations can only be made by renters within 24 hours of making a reservation. The Mayan Palace allows an owner to cancel a reservation within 48 hours with no fees. § Use of Vacation Fair weeks, the balance must be paid within three weeks and no cancellations are allowed beyond that point without permission of the owner and possible payment of additional fees. The Mayan Palace requires the maintenance fee on vacation fair weeks to be paid within three weeks of making a reservation. Fees and cancellation permission are determined by the owner based on his ability to re-rent out the unit so as to not suffer any economic loss.
  • Rates, cancellation, and payment policies are spelled out for each offer in an email to the renter, a copy of which is provided to the owner.
  • When I rent out my own timeshare weeks, I require the renter to sign a rental agreement with me. Each owner may establish their own policies with regard to this.

Owner Obligations

  • Provide contact information; daytime and early evening telephone numbers and an email address.
  • Provide details on number and types of units available for rent.
  • Agree to rate parameters as listed in this notice.
  • Provide periodic updates to me on availability of your units.
  • Maintain a PayPal account to handle financial transactions.
  • Cover my expenses as listed in this notice for each transaction.
  • Agree with procedure on how bookings are handled and to handle each transaction as expeditiously as possible.
  • Agree with cancellation and refund policies and to refund money as appropriate and within agreed upon policies.
  • Pay and keep maintenance fees current so renter may have access to designated rental unit.

Responsibility for Fees

The owner will pay maintenance fees (which also include all utility charges other then the telephone charges) for the designated rental unit.

The renter will pay for telephone calls from the designated rental unit (if available), any housekeeping services for which there is an additional charge, and any other extra charges (except utilities as described above) imposed by the resort for services or for the use of its facilities. If requested at time of registration, the renter will sign a credit card charge slip to secure payment for any such additional charges as may be incurred.

Services and activities for which additional fees may be charged by the resort to the renter and for which the renter is responsible to pay.

  • Restaurant and Room Service Charges
  • Aqua Park use
  • Golf Fees
  • Gift Shop Charges
  • Telephone Charges
  • Any other fees Timeshare Guest charges to Unit during stay

The renter will also pay a 2% lodging tax imposed by the government of Mexico at the time of checkout. The fee is usually calculated based on the annual maintenance for the unit and is estimated to be between $5.00 (USD) and $15.00 (USD) depending upon the unit.

General Conditions

  1. Each transaction is between the timeshare owner and the renter and any agreements between them.
  2. Each transaction is consistent with the policies of the Mayan Palace resort.
  3. I am the owner of timeshare weeks at the Mayan Palace and maintain a web site for the purpose of renting out my own timeshare weeks. I will pass excess offers to you, as another owner, in exchange for a modest amount of money (approximately 10% of each transaction) to cover my web site and PayPal expenses.
  4. I am not a rental agency, broker, or real estate company. I will under no circumstances act as a rental agent for any timeshare owner. My intent is solely to pass excess offers to other owners to maintain the integrity and viability of my web site.
  5. I will assume no liability, implied or otherwise, arising out of the rental and use of timeshare weeks by other owners and renters. All conditions, terms of use, and liability will be by agreement between the parties involved, i.e, the timeshare owner, agents, resorts, and the renter and shall not involve me. All rental agreements will be between the timeshare owner and the prospective renter.
